develop over a period of time or as quick as overnight while you

Florida is known
for having the highest amount of sinkholes over any other state in
the United States leaving homeowners in Florida risk sitting right
smack dab on top of a sinkhole. Being so vulnerable, it is nice to
know that if you find yourself in such a position that there is a
viable way out. Insurance companies often would rather settle on
the homeowner’s policy rather then pay out to have the necessary
repairs done. This again leaves the homeowner standing alone in a
sinking hole.
The surface of a
sink hole may develop very slowly and only appear as a minor dip in
the yard or like the ground is settling somewhat around your
foundation. Other times you may wake or come home from work to find
the side of your house collapsed in or a deep carter in the middle
of your lawn. Sinkholes can range in size from a few feet to
several hundred feet wide. They can sink as far as 150 feet, are
often funnel shaped with steep sides and can the base will be
covered with debris from caving in or can have a water base. This
is why it is strongly advised not to try to investigate your
sinkhole and to have only a profession do so. In Winter Park
Florida back in 1981, a sinkhole was so large that it engulfed a
house, several cars, part of a community pool and two businesses,
and a large section of road. Damage was estimated to be 2 million
dollars. Even when a sinkhole is fixed, if not fixed properly and
the house cleared by a reputable insurance company, a homeowner can
have a very difficult time reselling their home. As well, if not
fixed properly the sinkhole may reappear.
Signs to know if
your home is sitting on or near a potential sinkhole are if you
notice fencepost or trees sinking, slumping, or falling. If you
notice your foundation sinking or unexplainable cracks in your
foundation, walls, or floors it is very possible you have caught a
sinkhole in formation. Your floors may also begin to be off kilt.
Often times the vegetation around sinkholes will start to wilt and
die out, your well water can also be discolored or begin to taste
off. If you do not want to go through the costly expense of
repairing the sinkhole, and the damage caused by the sinkhole we

Question and Answers
Q: Once a person has decided to file a
sink hole claim and been paid, how do you resell these houses? Are they
ever insurable again against sink holes? Do you disclose this to the
new buyers?
A: Once a claim is been filed on a house, the property becomes somewhat
stigmatized. After a claim has been paid, the home is definitely
stigmatized. The property can be sold repaired or un-repaired. I have
done both numerous times. If the home has been repaired in accordance
with the engineering report, it has a reasonable chance of being insured
for sinkhole damage. The insurance coverage for all homes in our area is
a very dynamic situation. The insurance companies are trying to have
sinkhole coverage as an additional coverage similar to a wind policy. A
homeowner pays for sinkhole coverage separately. The State of Florida
has not decided what it wants to do. A seller must disclose that there
was a sinkhole claim filed and or paid. No big deal for me because I
disclose everything.
