Q. Why should I sell my land?

A. Land is like any other asset. Land can be converted to cash. Cash can be used to buy an asset with a higher rate of return or pay off debts. Lets look at what I mean.

Land worth $10,000.00 may increase in value by a small amount. If your land goes up in value by 3% per year and you pay (Taxes $200.00 Year, Mowing $400.00 Year).   

Land                ($10,000.00 X 3% = $300.00) – ($600.00 Yearly Costs) = $9,700.00 End of year

What if you pay off debt or invest in something with a hire rate of return.

Bank CD                      $10,000.00 X 2% = $10,200.00 End of the year

Credit cards                 $10,000.00 X 14% = $1,400.00 You save per year in interest costs.

Home Mortgage           $10,000.00 X 6% = $600.00 You save per year in interest costs.

 

Note: Paying off your mortgage is the safest investment I know of.

 

2. Get code enforcement off your back for mowing and trash cleanup.

3. Decrease your chances of getting sued by some one getting hurt on your land.

4. Stop the neighborhood kids from growing drugs in the back of your overgrown property.

 

Q. What is my land worth?

A. Many people use the market value on the tax roles for what property is worth. The county property appraisers office makes up the market value. When I called them up and ask them if this is what the property is worth, they told me the market value is for tax purposes only and has nothing to do with market value.  I suggest you try it.

The ultimate monetary value of anything is found when you are able to sell it. If you cannot find anyone to buy it at your price, then it's over-priced!

Since this is such an involved process, we made the following policy.
